Frank Finneran formed the company (FKFCO) in 1990 to serve the needs of hotel owners, investors and lenders. FKFCO’s perspective has been from that of the hotel owner-investor, as opposed to the non-owner operator, with regard to either the hotel itself or its management, or both.

  • FKFCO acts as Asset Manager and owner’s agent overseeing the owner’s relationship with the hotel(s) management company. FKFCO interfaces with hotel management on matters related to the operation, budget, capital plans and other activities within the purview of the hotel owner. FKFCO has acted in this capacity for MetLife on several of its properties since 1991 and the owners of the Monterey Marriott hotel since 1990.

  • FKFCO assists prospective buyers and sellers of hotels with Acquisition and Disposition Analysis of the value and the execution of the purchase or sale and other elements of due diligence related to a hotel acquisition.

  • FKFCO provides new hotel Project Development Services and is capable and experienced in every aspect of the hotel development process. Frank Finneran has served as Project Director and developed a number of new hotels from conception to completion and led the redevelopment of a number of older hotels. FKFCO has created the development concept, overseen its implementation and managed the design, construction, financing and outfitting of hotels ranging in size from 350 to 900 rooms. The company has negotiated management contracts, joint venture and partnership agreements as well as the loan agreements affecting the hotels it has developed.

  • FKFCO is prepared to create the development program, the project budget and to direct the architects, contractors, designers, and consultants in addition to managing the purchasing and installation of the FF&E necessary to open the project. FKFCO is also prepared to oversee the operators activities involved in pre-opening and opening efforts to assure the owner of a successful outcome.

  • Frank Finneran successfully directed such projects as the rehabilitation of The Plaza NY, Phase I, the 600 room addition to the St. Francis in San Francisco, the development of the 840 room Seattle Sheraton, the 350 room Monterey Marriott, Monterey, CA., the Seattle, Central Waterfront, 400 room Marriott Hotel and a 100 room boutique hotel in Bozemman, Montana.

  • FKFCO performs Operational Reviews and Marketing Audits for owners seeking to learn of opportunities for improvements in either operations or marketing of their hotel(s) or to validate the activities of existing management. We have performed these reviews for several MetLife Real Estate Investment offices.

  • FKFCO assists hotel owners with Litigation Support as an expert on hotel matters. The company recently assisted Westin Hotels on a lawsuit involving the St. Francis Hotel, San Francisco.

  • FKFCO has been retained by owners to prepare Strategic Hotel Action Plans and Execute those plans to position the hotel(s) to meet the objectives of the owner. FKFCO prepared such a plan to assist the Bank Of Hawaii in recovering their investment in the Kahala Hilton. In instances FKFCO has used its skills to Workout or reverse the fortunes of non-performing hotels. FKFCO led the team that successfully guided the Monterey Sheraton through bankruptcy, reorganization, restructuring and conversion and Repositioning to the now successful Monterey Marriott Hotel.

  • FKFCO acted as Examiner-Receiver at the request of California Federal Bank and as it attempted to resolve a dispute with the owners of the Tacoma Sheraton Hotel and Washington Mutual with its REO, The Copper King Inn, in Butte, Montana.

  • FKFCO has assisted institutional lenders in large hotel Financings with due diligence matters and analysis of the value of the proposed security as well as providing counsel and advice on various matters effecting the feasibility of the transaction.

  • FKFCO considers civic and industry betterment efforts to be a part of its corporate responsibility to the community. In this regard Frank Finneran participates as a volunteer in numerous business and industry programs and associations such as the Seattle King County Visitors and Convention Bureau, the Seattle Sports and Events Council, the Washington State Convention and Trade Center, the Washington State Hotel and Motel Association and the Puget Sound Tourism Coalition, among others.
